Yes, residents are required to maintain a min of $100,000 liability coverage or be enrolled in a damage waiver program. The damage waiver program does not cover personal property.
None, but your water bill is added to your ledger monthly to be paid at the same time as rent.
Water is set up at the time of move-in by the property, electricity is to be set up before move-in by the resident with the provider of your choice, and wifi is set up through National Wifi by the resident after move-in.
The Internet has to be set up through National Wifi, and cable is the residents' choice.
We do offer a resident referral of $200.
Anyone not listed in the lease cannot stay in the unit for more than 2 days in one week without our prior written consent, and no more than 4 days in any month.
You will pay a new deposit regardless of whether you transfer onsite or to a new community, since deposits stay with the unit.
No, you cannot sublet your apartment.
The early termination fee and fulfill the rquired 60 days notice.

Deep cleaning of carpets and the entire apartment. Safety checks (replacing smoke detector batteries and rekeying locks), and ensure all appliances are working.
You would submit a maintenance request through our website or portal/app.
In order of submission or by urgency/emergency work orders.
No, you do not, but you do have to grant permission to enter unless it is an emergency situation.
You can stop by the office with ID, and an associate/maintenance can let you in. If after hours, please call the maintenance emergency line.
You can decorate the apartment, but please be advised that you will be responsible for any holes/damage to the walls, and if you do any painting, then you will need to paint the wall/area back to the original color; if not, you will be responsible for the cost to repaint at the time of moveout.
